If you cancel we will try to re-let your rooms but deposits are normally non-refundable to cover associated costs. If we are unsuccessful in re-letting your accommodation, you are liable for 30% of the balance if you cancel within 28 days of the start of your stay, 60% within 13 days and 80% within 48 hours.
As covered by English Law, curtailment/cancellation insurance is recommended.

Use of the rooms facilites before 2pm on the day of arrival and after 11am on departure, is possible for a charge of a non-occupancy fee for the previous or following nights.

Discount given on 4th night of stay during British summer time & 3rd night of stay in Winter 2 plus nights - booking more than six bedrooms - discount on organisers accommodation

A maximum of two Pets are accepted by arrangement at an additional charge of £5 per pet. We ask that they are not left unattended and on the beds, if this is not adhered to there may be a fine.

If the room is spoilt in the duration of your stay, you are liable to being charged for any damage caused and legal action may be taken.
